From first appearance, this home seemed like any other of similar age and build, and overall, was found to be in good condition. The minor defects listed above could have been easily fixed by the home owners such as cleaning out the guttering. Small items like these let down the overall performance of the home. As with the major defects listed above, it was found that the plumbing under the shower base was leaking for some time, and so, had caused other building elements to deteriorate. For example, mould had grown on the ground and surrounding timbers, the stump near the shower base and on the exterior wall had sunk about 25mm leaving a gap between it and the bearer and causing the exterior brick wall to crack. As the home was of some age, roof capping’s were loose and some water had gone through to the roof void. Roof maintenance would have eliminated this to happen. Water had not made any damage but would have done so if left undetected. The main defect found which is considered to be a safety hazard to human life, were the potentially live wires found under the home in the sub-floor. It is common for older homes to have many modifications during the years, and some having been done by the unregistered and un-licensed homeowners themselves. This particular safety hazard was later inspected be a licenced electrician and found to be live.  They were then properly terminated. The plumbing under the shower base was also repaired along with some re-stumping.
